A 40 ft office container, new or used from $10,500 — a ground-level office at 40 by 8 by 9.5 ft, fully insulated and fitted with windows, doors, lighting, electrics and a split-system air conditioner. Twenty-one photographs.
Forty feet is the size at which a container office stops being a site hut and starts being an office. It divides comfortably into a main working area and a separate meeting or private room behind an insulated partition, with room for a kitchenette and a WC in some builds.
Insulation is SIP panels with R-13 polyurethane, or R-11 on walls and ceiling depending on the build, with commercial grade vinyl flooring or tile with a vinyl wall base. Electrical is a 125 A panel box, and the fit-out on the specified builds runs to six double outlets, four LED lights, RCD, circuit breaker and sub-board hard-wired to a junction box, plus a 1.5 hp split system air conditioner. Glazing is two 1,210 × 600 mm sliding windows and two glass sliding doors on some builds, with security bars available.
External dimensions are 40 ft by 8 ft with a tare of 8,267 lb before fit-out. Read the individual listing for the exact specification of the unit you are buying — window count, HVAC size and electrical fit-out are the things that vary between builds.
